Pre-purchase Building Inspections
Conducted in accordance with AS-4349.1, we assess the property’s overall condition before purchase. Our reports are clear, detailed and include a follow-up phone call or in-person on-site consultation. The process is designed to help you make an informed investment decision with confidence.
Structural & external elements
A pre-purchase building inspection involves a thorough assessment of the property’s accessible structural and visible building elements. This includes the subfloor structure or slab, footings and foundations, roof frame and roof coverings, as well as external elements such as site drainage, driveways, fences, outbuildings and trees located close to structures.
Internal areas & wet zones
Internal areas are inspected for issues such as uneven floor levels, defective doors and windows, damaged wall linings and non-compliant smoke alarms. Wet areas, including bathrooms, laundries and kitchens, are assessed for signs of moisture ingress, leaks and possible waterproofing failure using thermal imaging and moisture detection equipment.
Timber Pest Conditions
General conditions that may increase termite risk — such as poor drainage or timber stored against the home — may be noted where observed. This inspection does not involve a Timber Pest Inspection. Reporting
All findings are compiled into a detailed digital report containing photographs, identified defects, possible causes and recommendations for repairs or further investigation.
Standards & Compliance
Building inspections are completed in accordance with AS 4349.0 and AS 4349.1, ensuring clear, consistent and reliable reporting. Timber pest inspections follow AS 4349.3 and remain a separate service.

2. On-site Inspection
We will complete a thorough, independent inspection of the property using industry standards and the latest in thermal and moisture detection equipment.
Depending on the size and condition of the property, most inspections take between 2 and 3.5 hours.
3. Report Delivered
A clear, detailed PDF report including photos and findings will be delivered via email within 24 hours of the inspection.
4. Follow-up/Review
We offer an optional follow-up phone call, where we can guide you through the report, explain key issues and answer any questions you may have, ensuring you can make informed decisions.
We don’t just inspect, send the report and move on - we always take the time to ensure you fully understand your report.
